Perk points in House Flipper 2 are easy to take for granted early on, and that’s exactly where most players go wrong.
Spend them carelessly and you’ll find yourself cleaning the same stain for what feels like forever, painting walls stroke by stroke, and watching potential profit walk out the door (and also getting frustrated).
Pick the right ones early, though, and the whole game opens up. Here are the perks I recommend unlocking first, and why you should get them instead of others.
Cleaning Spray
While all cleaning perks are helpful and should be unlocked early on, the most important one is the cleaning spray. It makes cleaning everything significantly faster. Since you’ll be cleaning a lot, it will save you lots of time.
It adds a spray bottle to your toolkit that removes stains faster, and it also unlocks two follow-up perks: Spraying Expert, which expands the spray’s radius, and Spraying Sprinter, which removes the cooldown entirely.

Roller of Tomorrow
One of the best perks in House Flipper 2 is Roller of Tomorrow. This painting perk will make your painting roller larger, and you’ll be able to paint large surfaces much faster. In terms of efficiency, it is the best painting upgrade as it will allow you to paint whole walls in no time.
It also unlocks Freestyle, which lets you paint on any surface without having to pre-designate a painting zone first. For big, open walls, this perk alone cuts painting time dramatically. I keep it permanently equipped.
Nothing Goes to Waste
This one doesn’t get enough attention, and I think it’s because players overlook the cleaning category perks beyond the spray.
Nothing Goes to Waste lets you collect sellable items directly with your trash bag and receive their full value, the same as if you had used the Flipper Tool. In other words, everything’s faster and more optimized.
Note: you’ll need to unlock The Bigger the Better first to get there, but it’s worth the path.

Designer
The Designer is a Flipper tool perk that allows you to change the style and design of anything by right-clicking on it with the Flipper tool and pressing ‘R’. This makes it easier to customize everything to your liking, such as changing the design of stairs.
Eye for Detail and Laser Focus
Eye for Detail is a Flipper skill perk that makes highlights stay active for longer when using Flipper Sense. This makes it easier to find any spots you’ve missed, which is essential when trying to flip houses and there are no cleaning spot indicators.
Laser Focus, its direct upgrade, extends the effect even further. I’ve lost count of how many times Laser Focus has saved me from circling a room for five minutes looking for a spot hiding under a piece of furniture.

All Selling Houses Perks
There are four perks in the Selling Houses tab:
- Real Realtor
- By Popular Demand
- Tough Negotiator
- Business Shark
All four are equally important. The first two will grant you two extra bidder options when selling the house, while the other two will make all bidders pay more for your houses. With these four perks, you’ll maximize your profits while flipping houses.
How Perks Work
Perk points are earned per category based on what you actually do in the game. Clean a lot? You earn Cleaning perk points. Paint walls? Painting points. You get the idea.
The more you use a tool, the faster you unlock upgrades for it. There are nine perk categories in total, so you won’t be swimming in points across the board right away.
If you make poor choices, worry not! You can refund and reuse all your skill points at any time, completely free. This means you can swap perks around depending on what a job demands, so there’s no need to stress over a “wrong” choice, although some are definitely universally useful.
